One of the biggest questions I hear from buyers is, “How much house can I actually afford?” And the answer isn’t always the same as what the bank tells you.

Getting pre-approved is an important first step, but that number is simply the maximum a lender is willing to lend you. It doesn’t necessarily mean that’s the payment you’ll be comfortable with every month.

My goal is never to help you buy the most expensive home you qualify for. My goal is to help you find a home that fits your life and your budget, so you can enjoy being a homeowner instead of stressing over the payment.

Think Beyond the Mortgage

When you’re figuring out your budget, there’s more to consider than just the principal and interest. Your monthly payment may also include:

Property taxes
Homeowners insurance
HOA dues (if applicable)
Utilities
Regular maintenance and repairs

Those costs can vary quite a bit depending on where you buy in the Waco area, so it’s important to look at the complete picture before making an offer.

Choose a Payment You’re Comfortable With

Just because you’re approved for a certain amount doesn’t mean you have to spend it.

I always encourage buyers to think about their lifestyle. Do you enjoy traveling? Want money left over for date nights, kids’ activities, or building your savings? Owning a home should add to your life—not make you feel stretched every month.

Sometimes buying below your maximum budget gives you a lot more peace of mind.

Every Home Is Different

Two homes with the exact same purchase price can have very different monthly payments. Property taxes, insurance rates, and HOA fees can all change what you’ll actually pay each month.

That’s why I like to walk through the numbers with my clients before they fall in love with a house. I’d much rather answer those questions early than have any surprises later.
